Selling your home shouldn't come with complicated packages or confusing percentages and it shouldn't be guesswork.
At Daniel & Hulme, we charge a fixed Sales Fee based on the marketing price of your property, agreed with you before we begin. Our fee is payable when your sale successfully completes.
Your service includes everything you'd expect from a full-service local estate agent, including:
- In-house property photography and marketing
- Floorplan and property particulars
- Advertising across leading property portals, which may include Rightmove, Zoopla, - OnTheMarket and other traditional and emerging platforms
- Social media and database marketing
- Enquiry handling and buyer qualification
- Accompanied viewings unless otherwise agreed
- Offer negotiation
- Full sales progression through to completion

- £130,001 – £150,000 - £1,400
- £150,001 – £175,000 - £1,500
- £175,001 – £200,000 - £1,700
- £200,001 – £225,000 - £1,900
- £225,001 – £250,000 - £2,100
- £250,001 – £275,000 - £2,300
- £275,001 – £300,000 - £2,500
- £300,001 – £350,000 - £2,800
- £350,001 – £400,000 - £3,200
- £400,001 - £450,000 - £3,600
- £450,001 - £500,000 - £4,000
- £500,001 - £600,000 - £4,750
- 600,000 and greater - Bespoke pricing
Compliance & other costs
There are a small number of additional costs which are separate from our Sales Fee.
Compliance & Verification: £60 including VAT
All sellers are required to complete identity, anti-money laundering and verification checks before we can market a property. Our Compliance & Verification service is managed through Smart Compliance and the £60 fee covers the vendor party, regardless of the number of people involved.
Purchasers are also required to complete Compliance & Verification at £60 including VAT per purchasing party, again with no limit on the number of people.
Energy Performance Certificate: £100 + VAT (£120)
An EPC is legally required when selling most properties. If your property doesn't already have a valid EPC, we can arrange this for you.
Compliance & Verification and EPC fees are payable separately and are not part of our Sales Fee.
