Whether you're an experienced landlord or letting a property for the first time, our aim is to make the process straightforward, compliant and properly managed.
Landlord Compliance & AML
As a letting agent, we are required to carry out appropriate identity and anti-money laundering checks in accordance with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017, where the regulations apply. We will advise you of any checks required as part of setting up or managing your property.
We offer two main services for new landlords.
Fully Managed
Our recommended service for landlords who want us to take care of the tenancy from finding the tenant through to ongoing management.
-Initial fee: First month's rent, VAT included
Ongoing management: 10% + VAT of the monthly rent
For landlords instructing us with three or more properties, ongoing management is 9% + VAT
The initial service includes:
- Landlord AML
- Property marketing and advertising
- Enquiry handling
- Viewings
- Tenant referencing
- Tenancy preparation
- Standard Inventory
- Deposit and initial rent administration
- Move-in
- Ongoing rent collection and management
Additional Fees
- Gas Safety Certificates are £75 + VAT (£90) where required.
- Annual rent reviews/increases are £30 + VAT (£36).
- Other statutory compliance work, including EPCs, EICRs, alarms, remedial works and non-standard works, is charged separately where required.
Let Only
For landlords who want us to find and set up the tenant but manage the tenancy themselves afterwards.
- Fee: First month's rent, VAT included
There is no additional VAT added to the first month's rent figure. For example, if your property rents for £750 per month, our fee is £750 including VAT.
The service includes marketing, enquiries, viewings, tenant referencing, tenancy preparation and setting up the tenancy ready for handover to you.
For Let Only properties, Inventory and Gas Safety Certificates are charged separately.
Any work requested after the tenancy has been handed back to the landlord is also chargeable.
Additional Let Only services
- Annual Rent Review / Increase £75 + VAT (£90)
- Deposit Release Administration £40 + VAT (£48)
- Deposit Dispute Support* 20% + VAT of funds secured
- Gas Safety Certificate £75 + VAT (£90)
- Inventory Quoted according to property
- EPC / EICR / remedial works Quoted separately
Deposit dispute support is only available where both a Daniel & Hulme Inventory and Check-Out have been completed for the tenancy.
Already a Daniel & Hulme managed landlord?
- Existing managed landlords retain their agreed management rate.
- When we need to find a new tenant for an existing managed property, our re-let fee is £450 + VAT (£540).
- Inventory and Gas Safety are charged separately.
