Selling your home can be stressful so it is important to choose an agent you can trust, one who will make this process as smooth as possible and deal with any roadblocks along the way.
Step 1: Market appraisal of your property
Request a free market appraisal of the current market value of your home. Natalie who has over 20 years experience in the local property market will provide you with a figure based not only on her in depth knowledge of the area, but also utilising our extensive database of recent properties sold and properties on the market.
Step 2: Choose your package
We cater for all budgets and property types, giving you options* on;
- Marketing: Windows, website, social media, property portals and more, you are in control
- Photography: Standard photography or professional and also options on walk through videos and drone footage
- Viewings: Accompanied or unaccompanied. We also have options to suit daytime, evening and weekends
*Energy Performance Certificates (EPC's) and Floorplans are standard.
Step 3: Instruction
We hope you choose us and when you do we will provide you with our standard terms of business together with confirmation of the package you have chosen together with timeframes expected for launching your property.
Step 4: Launching your property
At this point we put together the essential information to launch your property:
- A simple to use feedback and approval process for you to sign off on property particulars
- Access to your client portal for visibility of documentation, viewings and updates
- A teaser online to attract early interest
- For Sale Board to attract interest from those passing by
- Outbound mailing to prospective buyers from our extensive database
Step 5: Your Property is live
Your property is live and from this point we will be working to ensure we can generate viewings from prospective buyers.
We will gauge interest within the first two weeks to identify any changes we may need to make to either the content, the approach or the property price.
Step 6: Viewings
Viewings will be arranged and carried out either accompanied or unaccompanied based on the package option selected. We act quickly to get feedback immediately after the viewing and provide updates to you and use the feedback as information on any changes we need to make to our approach.
Step 7: The Offer
We will work with you and negotiate between buyer and seller to get the price that works for both.
Step 8: The Sale
Once an offer has been accepted then we move into the sales process where we:
- Regularly check on sales progression particularly where there is a chain
- Work with surveyors, mortgage providers, solicitors and others to ensure progress
- Where issues are identified, problem solve opportunities to get things moving
- Keep you updated through phone calls, emails and your client portal
Step 9: The completion
Completion dates are agreed, contracts are exchanged and keys are handed over.
